Architectural Control Committee Guidelines
As stated in our Declaration of Covenants, Restrictions, Easements and Liens our By-Laws exist
“For the purpose of enhancing and protecting the value, attractiveness and desirability…”To aid in this process the Board of Directors has the obligation to create an Architectural Control Committee per Article IX Section 1 of our By-Laws. Specifically, the Architectural Control Committee is charged with creating “Guidelines…based on aesthetics, harmony, balance and compatibility of the proposed improvements with the existing structures…” According to Article IX Section 1 of our By-Laws “The Architectural Control Committee shall have the authority to adopt, amend and enforce Architectural Control Guidelines which specify criteria by which the Architectural Control Committee will approve or disapprove requests for construction or alteration of any lot or structure located on the lot, including but not limited to requirements relating to the location, size, type, or appearance.”
The Architectural Control Committee (ACC) is a group of your friends and neighbors who volunteer their time to serve on this committee. Our Homeowners Documents REQUIRE that we have an Architectural Control Committee and that they are responsible for enhancing and protecting the value, attractiveness and desirability of our community by developing a set of “Guidelines” to keep our community in harmony, balance and compatibility.
The Architectural Control Committee (ACC) must approve ALL exterior changes/improvements such as new roofs, pavers, painting and paint colors, storm shutters, window replacements, gutters, basketball hoops, fountains, fences, wells, generators, pools, screen enclosures, exterior play and recreation equipment, home additions/alterations, lawn and landscaping/yard décor etc.
IMPORTANT: The ACC must approve in writing all improvements prior to work starting.
To help you in the approval process the Architectural Control Committee has created the following “Guidelines”. Many of the Guidelines are taken directly from our By-Laws. Where the By-Laws were silent or ambiguous, the Architectural Control Committee created more specific Guidelines.
